RentReel vs Baselane: Which STR bookkeeping tool wins in 2026?

Baselane is real-estate banking with a bookkeeping layer bolted on top — landlord checking accounts, rent collection, and property analytics all rolled into one platform. RentReel is STR-first bookkeeping and tax — Schedule E export, REPS 750-hr tracker, AI 1098 extract, Hospitable/Airbnb import. Same neighborhood, very different jobs.

Quick verdict — TL;DR

Which one is right for you?

Two products, two different jobs. Here's the 30-second answer.

Pick RentReel if

You host on Airbnb, VRBO, or Booking.com; you already have your own bank account setup (or use Relay, Novo, Chase Business); and what you actually need is Schedule E automation, REPS/§469 tracking, AI 1098 extract, and a clean CPA hand-off. RentReel is bookkeeping first, banking-agnostic.

Pick Baselane if

You want your rental banking, tenant rent collection, and books all in one platform — mostly for long-term rental properties. Baselane's edge is a real-estate-focused bank account (with debit cards you can tag per property) and built-in rent-payment tools. Bookkeeping is a bonus on top.

Where Baselane wins

Banking-first real-estate account. Baselane's core product is a business checking account purpose-built for landlords — no monthly fee, unlimited sub-accounts, and per-property virtual debit cards you can hand to a cleaner or contractor with a spending limit. If you don't already have a great business banking setup and you want to consolidate rent, expenses, and books under one roof, that's a real differentiator. RentReel doesn't ship a bank account — it works with whatever bank you already use (Chase, Relay, Novo, Bluevine, local credit union, etc.).

Built-in rent collection for long-term tenants. Baselane lets you send tenants a payment link and receive ACH rent payments directly into your Baselane account. For a landlord managing three LTR duplexes and chasing rent every month, that flow removes real friction. RentReel doesn't try to handle rent collection — Airbnb, VRBO, and Booking.com already handle payouts for STR operators, so the workflow just doesn't exist here in the same way.

Mature mobile app + everything-in-one-place. Baselane has native iOS and Android apps tied to the banking product. If you value tapping one icon to see your rental balance, categorize a transaction, and send a rent reminder without hopping between products, Baselane's consolidation is worth points. RentReel intentionally stays a focused bookkeeping/tax tool and expects you to keep your bank as a separate best-in-class product.

Where the STR layer matters

Where RentReel wins

STR tax lever is the whole product. The biggest dollars on an STR return come from REPS 750-hour status, §469 material participation (the 500-hr and 100-hr tests), and cost segregation. RentReel is built around those levers — contemporaneous hours log, Hours Reconstruction Wizard for prior years, aggregate-election toggle, cost seg estimator. Baselane doesn't touch this layer because it's a banking-first product for LTR landlords, and the STR tax loophole doesn't apply the same way to their target user.

Airbnb 1099-K accounting done right. When Airbnb pays you, that payout usually includes occupancy tax the guest paid — which is not your income. Treating it as revenue inflates your Schedule E and your tax bill. RentReel separates gross rent, cleaning fee revenue, and occupancy-tax passthrough automatically. Baselane's transaction categorization is tuned for landlord banking flows (rent in, mortgage/utilities/repairs out), not for parsing an Airbnb payout into its components. Same for AI 1098 extraction — Schedule E Line 12 asks for mortgage interest only, not principal, and RentReel gets that split right on upload.

Schedule E export your CPA can actually use. RentReel produces a multi-tab Excel workbook laid out like the IRS Schedule E form — one tab per property, one summary tab, one 1099 vendors tab with blank W-9/TIN columns. Generate a read-only share link and your CPA reviews it in-app without a login or seat cost. Baselane produces reports and CSVs, which then need to be translated into Schedule E lines by hand or by your CPA. For an STR operator with 3+ properties, that hour of manual mapping every year matters.

Own long-term single-family or multifamily, collect monthly rent from tenants, want banking + rent collection + books in one? Baselane — this is exactly its lane.
Single Airbnb
Just one short-term rental, filing a simple Schedule E? Start with RentReel Starter ($9.99/mo) — proper occupancy-tax split and Schedule E export without paying for the tax layer.
Multi-property STR
3+ short-term rentals across one or more LLCs? RentReel Pro+ Tax ($89/mo · 25% off first 3 months with LAUNCH25) — multi-LLC roll-up, REPS/§469 tracker, and CPA share link pay for themselves in one filing season.
Chasing REPS
Trying to log 750+ hours as a Real Estate Professional to unlock non-passive losses against W-2 income? RentReel — Baselane doesn't ship a REPS tracker.
Mixed portfolio
STR + LTR + banking needs? Many operators run Baselane as their bank account and RentReel for the books/tax layer — the two aren't mutually exclusive.
CPA firm
Serving multiple STR clients? RentReel Business ($99/mo) — multi-user seats, per-client roll-up, and read-only client share links (see rentreel.co/cpa-partners for the CPA affiliate program).

Common questions

FAQ

Can I use Baselane for banking and RentReel for bookkeeping?
Yes, and it's a common pattern for STR operators. Baselane's landlord bank account and per-property debit cards are legitimately useful; RentReel treats Baselane like any other US bank — export CSV monthly, drop it into RentReel's importer. You get the best of both.
Does Baselane track REPS or §469 material participation?
Not to our knowledge as of July 2026. Baselane's product surface is banking + rent collection + property analytics + bookkeeping — the STR-specific tax layer (REPS hours log, §469 seven tests, cost seg estimator, aggregate election) isn't there. Baselane is built for long-term landlords where the STR loophole doesn't apply. If you want us to double-check, visit baselane.com directly for their most current feature list.
How does the pricing actually compare?
Baselane's core banking product is free (they make money on interchange). Their Analytics/bookkeeping tier is around $23/mo. RentReel Starter is $9.99/mo (basic bookkeeping + Schedule E), Pro+ Tax is $89/mo public · use code LAUNCH25 for 25% off first 3 months and adds the full tax layer, and Business is $99/mo for CPA firms with multi-user seats.
I collect rent on Airbnb — do I need Baselane's rent-collection tool?
Almost certainly not. Airbnb, VRBO, and Booking.com handle guest payment for you and deposit payouts to your bank. Baselane's rent-collection tool is designed for long-term landlord/tenant relationships (monthly ACH from a tenant). If your rentals are 100% short-term, you're paying for a feature you'll never touch.
Is RentReel new? How do I know it'll be around next year?
RentReel launched publicly in July 2026 and is built and run by Jordan Ueltschy, a 5-property STR operator (RentReel LLC, Wyoming). Because it's founder-run, you get direct email access — bugs and requests move fast, and there's no support queue between you and a fix. The tradeoff for "new" is that you're helping shape the roadmap.
