Terms of Service

1. The product

RentReel is a bookkeeping web app for short-term rental operators. You provide your own data (via CSV upload or manual entry); the app organizes it and produces reports including Schedule E exports.

RentReel is provided as-is, without warranties of any kind. It is a tool to help you organize records — it is not tax, legal, or financial advice. Always verify outputs with a qualified CPA before filing tax returns or making financial decisions.

2. Your account

• You must be at least 18 years old to use RentReel
• You're responsible for safeguarding your password
• You're responsible for the accuracy of the data you enter or upload
• One account per individual; you may share an account with a spouse or business partner if both consent

3. Acceptable use

You may use RentReel for your own bookkeeping. You may not:

• Use the service for any illegal purpose, including tax fraud
• Attempt to access another user's data
• Reverse-engineer the service to build a competing product
• Resell access to your account to third parties
• Upload malware, automate the service in ways that degrade it for others, or attempt to circumvent rate limits

4. Pricing & billing

• Free tier: 1 property, basic bookkeeping, Schedule E export, cloud sync — no billing, forever
• Pro: $29/month or $290/year — unlimited properties & LLCs, Cost Segregation Estimator, 1099-NEC Vendor Tracker, REPS / Material Participation dashboard, CPA-grade multi-tab Excel export. Billed via Stripe, cancel anytime. 14-day free trial — no credit card required
• Pro+ Tax: $59/month or $590/year — everything in Pro plus the Hours Reconstruction Wizard, Auto-detect Other Participants, §469 Aggregate Election toggle, IRS-audit-ready Audit Pack export, priority support
• Beta users (pre-August 2026 launch cohort): grandfathered at $19/mo for everything, locked in for the life of your subscription
• Refunds: no-questions-asked 7-day refund window for first-time subscribers on any paid tier. After that, prorated refunds at our discretion
• Price changes: we'll email you at least 30 days before any price change to your tier; existing subscribers keep their current price for 12 months after notice

5. Tax disclaimer (read this)

RentReel is not a CPA, tax preparer, or legal advisor. Outputs of this app — including Schedule E exports, REPS qualification indicators, Material Participation tests, and Cost Segregation estimates — are based on the data you enter and rules described in IRS publications, but:

• Tax law changes; the app may not reflect the most recent IRS rulings
• Your individual circumstances may require professional judgment
• REPS qualification, Material Participation, and Cost Segregation can be aggressively contested by the IRS; calculation alone is not legal sufficiency

Always have a qualified CPA review your books and tax positions before filing. We will not be liable for tax positions you take based on app outputs.

6. Data & privacy

How we handle your data is described in our Privacy Policy. Summary: we store only what's needed to make the product work, we don't sell or share it, you can export or delete it anytime.

7. Termination

You can terminate your account anytime via Settings → Account → Delete Account. We can terminate accounts for violations of these Terms with reasonable notice (or immediately for severe violations like fraud or abuse).

Upon termination, your data is deleted from our active systems within 30 days. Backups (encrypted) are purged within 90 days.

8. Limitation of liability

To the maximum extent permitted by law, our total liability to you for any claim related to RentReel is limited to the amount you paid us in the 12 months preceding the claim (or $50 if you're on the free tier).

We are not liable for indirect, consequential, or incidental damages, including but not limited to: tax penalties, lost data, business interruption, or third-party claims.

9. Governing law

These Terms are governed by the laws of the State of Ohio, USA. Any disputes will be resolved in the state or federal courts located in Tuscarawas County, Ohio.

10. Changes to these Terms

We may update these Terms occasionally. If we make material changes, we'll email you at least 30 days before they take effect. Continued use of the service after changes take effect constitutes acceptance.
