The STR tax breaks your CPA assumes you tracked.

Most short-term-rental hosts leave a five-figure first-year deduction on the table because nobody tracked the hours, the average stay, or the depreciation. RentReel tracks all of it from your reservations and hands your CPA a Schedule E they file straight from.

The gate almost nobody checks: the §469 short-term-rental exception only applies if your average guest stay is 7 nights or fewer. Miss it and the whole deduction is passive. Everywhere else that is arithmetic you do by hand — RentReel computes it from your actual reservations, per property.

What's hiding in your first year?

A cost-segregation study plus 100% bonus depreciation can front-load a big chunk of a rental's value into year one. Put your numbers in and see the rough size of the deduction you may be sitting on. Then track it for real.

No signup to run it. When you're ready, start free and RentReel keeps the receipts, hours, and Schedule E behind it.

Your data is never sold. Signed partners: Steadily and Uplisting. Built by a 5-property operator.

Rough illustration using typical assumptions (β‰ˆ80% of price is building, β‰ˆ25% reclassified to short-life property, 100% bonus depreciation, which applies to property acquired after Jan 19, 2025). Your actual result depends on a real cost-segregation study, whether you materially participate, and your full tax situation. This is not tax advice. RentReel keeps tax-ready books; your CPA files. Why hosts switch

Three things a generic bookkeeping app can't do.

The STR loophole, checked for you

RentReel runs the Β§469 material-participation test and the 7-night average-stay rule on your actual reservation data, the mechanics that can turn rental losses into an offset against your other income for qualifying operators.

Audit-ready, not guesswork

Every booking becomes evidence toward the 750-hour REPS threshold. Cost-seg estimate, per-property depreciation, sourced numbers. Books built to survive a second look, not a shoebox in April.

Your CPA files straight from it

A per-property Schedule E where Line 16 is Line 16. Drop a 1098 and it's read automatically. Share a read-only link with your CPA. Tax-ready books; they file.

How it works

Connect it once. Sorted per property.

Connect your bank or card and the transactions arrive on their own (Solo and above, through Plaid, your credentials never touch RentReel). Connect your PMS the same way, with your own read-only API key (Hospitable, plus Guesty and Hostaway in beta) and pull your bookings in with one click whenever you sync. No partner approval, no waiting list, no reformatting. Uplisting connects natively. Everything else, including OwnerRez and Lodgify, imports as a CSV export. Your bank and card can connect directly on Solo and above, so the transactions arrive on their own, and statements still import if you would rather not connect anything. RentReel splits revenue, host fees, cleaning, and taxes per property, tracks occupancy tax, and keeps every entity separate.

Early operators

Built with real hosts, not a focus group.

Why not the others

Not another landlord bookkeeping app.

The free tools stop at a Schedule E built for a long-term rental. The STR "tax" trackers hand your CPA a PDF and call it done. RentReel is the only one that does the full books and the STR tax layer and the filing-grade export your CPA works from, in one place.

Pricing

Tax in every plan. Start free.

Free is a real plan, not a countdown: one property, full books and a Schedule E, for as long as you want it. Every plan starts with 14 days of the tier you pick, no card. We never auto-bill: when the trial ends you land on Free, and one property keeps working. A bigger portfolio turns read-only, never deleted, until you pick a plan. Annual billing is 10Γ— monthly ($390 / $790 / $1,290 a year), about two months free.

Through 2026, I will set it up with you

Not a support ticket. I built this and I run five short-term rentals myself. Send me your property list and I will have the whole structure built before we talk, so you spend the call looking at your own numbers instead of typing names into a form. It is the slowest part and there is no reason it should be yours.

Email me and I will do it →

Tiers are priced on how many properties you run, because that is what actually scales the work we do for you. Every plan includes the tax layer — we are not going to charge you more to get your return right. Solo costs about what QuickBooks Simple Start does. The difference isn’t the price β€” it’s that a general ledger records transactions, and RentReel connects short-term-rental operating facts to the tax file.

Straight answers

The questions every host asks.

Is the Investor tier worth $79/mo?
If you qualify for the STR strategies RentReel tracks, one year's deduction can dwarf a year of the subscription. Run the estimator above with your own numbers. And there's a free tier, so you can start at $0.
Do I have to connect my bank?
No, and that stays true. On Solo and above you can connect a bank or card directly and transactions arrive on their own, or you can skip it entirely and import a CSV from your bank, card or PMS, most of which drop straight in. If you do connect, the credentials are entered inside Plaid’s own flow and never touch RentReel.
Does this replace my CPA?
No, it makes their job easy. RentReel keeps tax-ready books and a per-property Schedule E your CPA files straight from. We do not prepare, sign or file tax returns.
Is my data safe?
It is never sold and goes only to the service providers named in our privacy policy. No third-party ad tracker unless you accept marketing cookies (then the Meta Pixel loads on our marketing pages, never inside the app), cookieless first-party analytics, form fields masked, never sold. See the privacy policy.
What if I only have one property?
Then Free covers you, indefinitely and without a card: full books, a per-property Schedule E, and the average-stay check that decides whether your deduction survives. The tax tracking matters most in a rental's first year, exactly when you're smallest, so that is the part we do not put behind a price.
I'm already in a spreadsheet, or Stessa, or QuickBooks. How hard is it to switch?
If you are on Hospitable you can skip the export entirely and connect with your own read-only API key; Guesty and Hostaway connect the same way in beta. Otherwise export a CSV and drop it in. The importer needs a date, an amount and a description, and works the rest out itself, including whether your file writes expenses as negatives or positives. Stessa and Baselane exports, bank and card downloads and most PMS payout files land without reformatting. If a file will not parse it tells you which columns it found rather than failing quietly.
How accurate is the categorization?
It categorizes on the payee, so a vendor is recognized the same way every time. When it gets one wrong you correct it once and it remembers that payee from then on, including which property the charge belongs to. Rather than ask you to take a percentage on faith, the Books Health panel counts what is still uncategorized or unassigned, so you can see the real number on your own books.
