Quick verdict — TL;DR

Which one is right for you?

Two products, two different jobs. Here's the 30-second answer.

Pick RentReel if

You host on Airbnb, VRBO, or Booking.com; you file (or want to start filing) Schedule E as a short-term rental operator; and you care about the STR tax lever — REPS 750-hr status, §469 material participation, cost segregation, and the correct occupancy-tax split on 1099-K payouts.

Pick Stessa if

You primarily own long-term single-family or small-multifamily rentals, you want free portfolio analytics and rent tracking without paying for software, and your Schedule E is straightforward — flat monthly rent in, ordinary expenses out, minimal tax strategy needed.

Side-by-side comparison

14 features that matter for STR operators

Every row is either something an STR-heavy portfolio actually uses at tax time, or a workflow the tool is designed around. No fluff rows.

Feature RentReel Stessa
Built specifically for STR Airbnb/VRBO/Booking payouts, occupancy-tax passthrough, cleaning fee accounting, and avg-stay classification are all first-class citizens. ✗ LTR-focused
Schedule E export (multi-tab Excel) Real Excel workbook laid out like the IRS form — per-property tabs, line-by-line rollup, 1099 vendor tab. Send it to your CPA and they file from it. Tax Package (Excel/PDF)
REPS 750-hour tracker · IRC §469(c)(7) Log hours by activity/property so you can defensibly claim Real Estate Professional Status. Worth five figures a year for W-2 spouses.
§469 material participation · live 500-hr + 100-hr gauges STRs with avg stay ≤ 7 days aren't rentals under §469 — they're trades. Meeting a participation test unlocks non-passive loss treatment — RentReel gauges the two most common tests live with a full hours log.
AI 1098 mortgage extract Drop your 1098 PDF; RentReel pulls interest, property tax, PMI, and points automatically — and puts interest alone on Schedule E Line 12 (not full P&I). ✗ Manual
Hospitable / PMS CSV import (any format) Hospitable, Guesty, Hostaway, OwnerRez, Lodgify, or raw Airbnb/VRBO CSV — mapped and categorized on upload. Airbnb/Vrbo + bank feeds
Mileage attribution across properties Log trips, RentReel splits mileage per property by trip purpose, applies the IRS standard rate at year-end for Schedule E Line 6.
CPA read-only share link Generate a URL, send to your CPA. No signup, no seat cost, no login. They see your Schedule E prep and export workpapers.
Cost segregation estimator Rough estimate of building-cost reclass to 5/7/15-year property with bonus depreciation — helps you decide if a $3–5K engineered study is worth it.
Bank / card CSV or PDF import (any US institution) RentReel accepts CSV or PDF from any US bank/card issuer. Stessa uses Plaid feeds — great when they work, painful when they break. Plaid feeds
Property-level P&L See which listing actually nets after cleaning fees, supplies, and occupancy-tax passthrough — not just gross bookings.
Rental analytics · valuations · comps Stessa's home turf — free rental estimates, market comps, DSCR-style analysis. RentReel doesn't play here.
Native iOS / Android mobile app Stessa has full mobile apps for on-the-go tracking. RentReel is a mobile-optimized web app (installable as a PWA) — no native app store presence yet. PWA iOS + Android
Target customer Product design, defaults, and integrations follow from this. STR operators LTR landlords
Pricing Both offer free trials; Stessa has a genuinely usable free tier. RentReel is paid from day one but includes the tax-loophole layer. $9.99–$99/mo Free + $12/mo Pro
Support responsiveness RentReel is founder-run — you can email Jordan directly. Stessa has scaled support with typical SaaS response times. Direct founder access Standard SaaS
Fair take

Where Stessa wins

Free tier and brand recognition. Stessa's free plan is legitimately generous. You can track a large portfolio, pull Plaid bank feeds, run a portfolio dashboard, and see property valuations without paying a dollar. Backed by Roofstock, the brand has real weight in the long-term-rental community — most LTR landlords have at least heard of it. For a landlord with three duplexes and a stable rent roll, the free tier is hard to beat.

Rental analytics and market data. Stessa surfaces automated property valuations, market rent estimates, and cash-flow analysis that RentReel doesn't try to replicate. If you buy and hold long-term properties and want an at-a-glance view of portfolio equity, DSCR, and cap rate trends, that lane is Stessa's home turf. RentReel intentionally stays in the tax/bookkeeping lane instead of building a competing analytics dashboard.

Mobile apps + Plaid feeds. Stessa has mature native iOS and Android apps and a well-worn Plaid integration. If you want to snap a receipt from your phone at Home Depot and see it flow to a property, Stessa's mobile flow is polished. RentReel runs as a mobile-optimized progressive web app you can install to your home screen, but there's no native app store presence today.

Where the STR layer matters

Where RentReel wins

The tax loophole layer. If you're a short-term rental operator, the biggest dollars on your return come from REPS 750-hour status and §469 material participation. RentReel is the only bookkeeping app I know of that ships live §469 participation gauges (the 500-hour and 100-hour tests), a contemporaneous hours log, a Hours Reconstruction Wizard for prior years, and an aggregate-election toggle. Stessa doesn't touch this layer — it's a generic real-estate tool. If you're actively chasing the STR loophole, for qualifying operators that layer can be worth five figures a year — confirm the numbers with your CPA.

Airbnb 1099-K accounting done right. When Airbnb pays you, that payout usually includes occupancy tax the guest paid — which is not your income. Treating it as revenue inflates your Schedule E and your tax bill. RentReel separates gross rent, cleaning fee revenue, and occupancy-tax passthrough automatically. Stessa's LTR-tuned categorization just sees "rent" and doesn't split it. Same for AI 1098 extraction — Schedule E Line 12 asks for mortgage interest only, not principal, and RentReel gets that right on upload.

Schedule E export your CPA can actually use. RentReel produces a multi-tab Excel workbook laid out like the IRS Schedule E form — one tab per property, one summary tab, one 1099 vendors tab with blank W-9/TIN columns. Generate a read-only share link and your CPA reviews it in-app without a login or seat cost. Stessa exports CSVs of transactions, which then need to be translated into Schedule E lines by hand or by your CPA. For an STR operator with 3+ properties, that hour of manual mapping every year matters.

Who should pick which

Skim your situation, jump to the answer.

Long-term rentals
Own single-family or small multifamily with 12-month leases and standard monthly rent? Stessa — the free tier does the job, and you don't need the STR tax layer.
Single Airbnb
Just one short-term rental as a side hustle, filing a simple Schedule E? Start with RentReel Starter ($9.99/mo) — you get proper occupancy-tax split and Schedule E export without paying for the tax layer.
Multi-property STR
3+ short-term rentals across one or more LLCs? RentReel Pro+ Tax ($89/mo · 25% off first 3 months with LAUNCH25) — multi-LLC roll-up, REPS/§469 tracker, and CPA share link pay for themselves in one filing season.
Chasing REPS
Trying to log 750+ hours as a Real Estate Professional to unlock non-passive losses against W-2 income? RentReel — Stessa has no REPS tracker at all.
Mixed portfolio
Some STR + some LTR? RentReel — each property gets tagged STR/MTR/LTR based on avg guest stay, and the §469 tests only run on the STR properties. LTR handling stays clean.
CPA firm
Serving multiple STR clients? RentReel Business ($99/mo) — multi-user seats, per-client roll-up, and read-only client share links (see rentreel.co/cpa-partners for the CPA affiliate program).

Review flagged rows

Stessa's export is a standard transactions CSV — RentReel's importer reads it, and anything it can't confidently map gets flagged for a quick review. Send us your export at [email protected] and we'll help you map categories to Schedule E lines. Loop in your CPA via the read-only share link.

Common questions

FAQ

Is RentReel a Stessa alternative for long-term rentals too?
RentReel handles LTR properties fine — each property gets tagged by average stay, and LTRs get straightforward Schedule E handling with no §469 tests run against them. But if your portfolio is 100% long-term, Stessa's free tier does the basics well and RentReel's tax-loophole features won't earn their subscription. Mixed portfolios and STR-heavy portfolios are where RentReel earns its keep.
How does RentReel pricing compare to Stessa's paid tier?
Stessa Pro is around $12/mo and mainly adds portfolios, advanced reporting, and priority support (rent collection and its banking layer exist on lower tiers too). RentReel Starter is $9.99/mo (basic bookkeeping + Schedule E), Pro+ Tax is $89/mo public · use code LAUNCH25 for 25% off first 3 months and adds the full tax layer — REPS tracker, §469 tests, AI 1098, cost seg estimator, CPA share link. RentReel Business at $99/mo adds multi-user seats for CPA firms.
Can I use Stessa for tracking and RentReel just at tax time?
You can, but you'll be doing double entry. A better pattern is to import your Stessa transaction history into RentReel once, then run RentReel year-round. If you want to keep Stessa for its valuation dashboards, nothing stops you — just don't expect the two to sync live.
Does RentReel have a mobile app like Stessa?
RentReel is a mobile-optimized web app that installs to your home screen as a Progressive Web App (PWA). It behaves like a native app on iOS and Android — receipt uploads, mileage logging, transaction review all work. There's no App Store / Play Store listing yet. If a native app is a hard requirement, Stessa is stronger there today.
Is RentReel new? How do I know it'll be around next year?
RentReel launched publicly in July 2026 and is built and run by Jordan Ueltschy, a 5-property STR operator (RentReel LLC, Wyoming). Because it's founder-run, you get direct email access to the person writing the code — bugs and requests move fast, and there's no support-ticket queue between you and a fix. The tradeoff for "new" is that you're helping shape the roadmap.
