Each Hospitable reservation instantly becomes a Schedule E Line 3 revenue entry (gross rent) + Line 11 host service fee (Management). Cancellations reconcile automatically. The user does zero manual work.

Deletion + revocation

Disconnect Hospitable
Settings → Connected Accounts → Disconnect. Token revoked via Hospitable OAuth endpoint. Hospitable-derived data purged from workspace.
Delete entire account
Settings → Delete Account. Atomic SECURITY DEFINER Postgres function delete_my_account() removes workspace + personal_workspace + auth.users in one transaction. Double-consent (confirm + type YES).
GDPR / CCPA
Compliant. Hard-delete is instant. No manual intervention or support ticket required.

  • Terms of Service §6 — explicit "not a CPA / tax advisor" clause
  • Schedule E per-property card cites source (Form 1098 vs amortization estimate) so CPAs can audit
  • Property Manager mortgage section yellow callout on estimate-only nature
  • Tax Loophole Tracker banner about professional review requirement
  • Excel export README tab has bold "For CPA Review" statement
  • Cost Segregation Estimator explicitly labeled as estimate
  • Will add explicit language in the Connect Hospitable flow itself: "Data from Hospitable is used for bookkeeping; tax calculations should be reviewed by a qualified tax professional before filing."

Hospitable users in beta

2 of our current active beta users are on Hospitable (myself with 5 properties across 3 LLCs, and one other host with 1 property). We're onboarding more this week + next. Several CPA launch partners also manage Hospitable-using clients, so the Hospitable-active share will grow meaningfully over the next 30-60 days.
