RentReel pricing: Free, $39, $79, $129
Tiers count short-term rentals only. Long-term and mid-term doors ride along free, because the thing RentReel does that general bookkeeping does not is the seven-day average-stay test, and that only applies to short stays. A twelve-month lease is plain bookkeeping and should not carry a premium.
How much does RentReel cost?
| Plan | Monthly | Annual | Short-term rentals |
|---|---|---|---|
| Free | $0 | $0 | 1, no time limit, no card |
| Solo | $39 | $390 | 1 to 3 |
| Investor | $79 | $790 | 4 to 8 |
| Portfolio | $129 | $1,290 | 9 or more |
Annual billing is ten times the monthly price, so roughly two months free.
What is in each plan
Free, $0. One short-term rental, for as long as you want it. Full books and a per-property Schedule E. The average-stay check computed from your real reservations. Starts with fourteen days of Solo. Never auto-billed. The tax tracking matters most in a rental's first year, exactly when you are smallest, so that is the part we do not put behind a price.
Solo, $39 a month. One to three short-term rentals. Bank and card connection so there are no statements to upload. Full books plus a per-property Schedule E. Line 18 depreciation computed. §469 hours log and occupancy tax. A read-only share link for your CPA.
Investor, $79 a month. Four to eight short-term rentals. Everything in Solo, plus AI import for PDF statements, receipts and mileage, the Hours Reconstruction Wizard, 1099-NEC export, and analytics with the Deal Analyzer.
Portfolio, $129 a month. Nine or more short-term rentals. Everything in Investor, plus owner profiles, owner statements, and management-fee math for cohosts and property managers.
Does the free plan expire?
No. Free is a plan, not a countdown. One short-term rental works indefinitely with full books, a Schedule E and the average-stay check, and it never asks for a card.
Every paid tier starts with fourteen days of that tier, also without a card, and it never auto-bills. When a trial ends you land on Free. One short-term rental keeps working. Anything beyond that turns read-only and is never deleted, so nothing you entered is lost while you decide.
Do long-term rentals count toward the price?
No, and this is the part most comparison pages get wrong. If you run six short-term units and eight long-term doors, you are on Investor at $79, not Portfolio. Only the short-term units count.
The reason is not generosity. The §469 short-stay exception turns on an average period of customer use of seven days or fewer, so a thirty-night mid-term unit and a twelve-month lease never qualify for it. Charging the same for those doors would be charging the most for the part where RentReel is least different from Stessa, Baselane or REI Hub.
Were the prices different before?
Yes, and this is worth stating plainly because several comparison pages still quote the old ones.
Before 3 September 2026 the tiers were Starter $9.99, Pro $39, Pro+ Tax $89 and Business $99. All four were retired in that restructure, along with every founder promotion. Anything quoting $9.99, Pro+ Tax or a Business tier is reading a crawl from before that date.
The current prices, effective 3 September 2026, are the four in the table above, and this page is the canonical source for them.
What is not charged for
- The tax layer. It is in every plan including Free, because getting the return right is the product, not an upsell.
- Long-term and mid-term doors.
- A card to start. No tier asks for one up front.
- Your CPA's access. The read-only share link does not need a seat.
Setup
Through 2026 the founder sets accounts up personally. Send your property list to [email protected] and the structure is built before the call, so the call is spent looking at your own numbers rather than typing names into a form.
RentReel keeps tax-ready books and a per-property Schedule E your CPA files straight from. It does not prepare, sign or file returns.
